These terms and conditions set out the rental arrangements for the house DaNonnaRosetta<\/strong>, located at Via funno 26 – 80075 Forio d’Ischia – Italia, as well as the rights and obligations of the parties in the context of a seasonal or short-term rental.<\/p>\n Booking implies full acceptance of these general terms and conditions.<\/p>\n The booking becomes effective<\/strong> once confirmation is received by email and the deposit is paid<\/strong> (or the full amount, depending on the period).<\/p>\n<\/li>\n A 30% deposit<\/strong> of the total amount is required at the time of booking.<\/p>\n<\/li>\n The balance<\/strong> must be paid no later than 14 days before arrival<\/strong>.<\/p>\n<\/li>\n Payments can be made by bank card, bank transfer, or any other method indicated on the booking website.<\/p>\n<\/li>\n<\/ul>\n The stated rates include:<\/p>\n Use of the accommodation for the agreed period.<\/p>\n<\/li>\n Bed linen and towels (unless otherwise stated).<\/p>\n<\/li>\n End-of-stay cleaning, unless specifically stated otherwise.<\/p>\n<\/li>\n Access to the amenities listed in the listing.<\/p>\n<\/li>\n Tourist taxes (charged in accordance with local regulations).<\/p>\n<\/li>\n<\/ul>\n A security deposit<\/strong> may be required on arrival (amount communicated at the time of booking). Cancellation by the guest:<\/strong><\/p>\n More than 30 days before arrival: full refund of the deposit.<\/p>\n<\/li>\n Between 30 and 14 days: 50% of the total amount is due.<\/p>\n<\/li>\n Less than 14 days: no refund possible.<\/p>\n<\/li>\n<\/ul>\n<\/li>\n Cancellation by the owner:<\/strong> Any change to the booking (dates, number of guests) must be approved in writing.<\/p>\n Arrival:<\/strong> between 3:00 PM and 8:00 PM (or as agreed in advance).<\/p>\n<\/li>\n Departure:<\/strong> before 10:00 AM.<\/p>\n<\/li>\n In the event of late arrival or early departure, no refund will be made.<\/p>\n<\/li>\n<\/ul>\n The guest agrees to use the property peacefully<\/strong> and to respect the neighbours.<\/p>\n<\/li>\n The accommodation is non-smoking<\/strong> (indoors).<\/p>\n<\/li>\n Parties, noisy evenings, and exceeding the authorised number of occupants are prohibited without written permission.<\/p>\n<\/li>\n Pets may be allowed only upon prior request.<\/p>\n<\/li>\n<\/ul>\n Any breach may result in immediate termination<\/strong> of the contract, with no refund.<\/p>\n The guest is responsible for any damage caused by themselves, the people accompanying them, or their visitors.<\/p>\n<\/li>\n The owner cannot be held liable for:<\/p>\n Water, electricity, or internet outages beyond their control.<\/p>\n<\/li>\n Loss, theft, or damage to guests\u2019 personal belongings.<\/p>\n<\/li>\n Accidents occurring in or around the accommodation.<\/p>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n An inventory and condition report<\/strong> may be carried out on arrival and departure.<\/p>\n<\/li>\n The guest agrees to return the accommodation in a reasonably clean condition<\/strong>.<\/p>\n<\/li>\n If cleaning is insufficient, additional cleaning fees may be deducted from the security deposit.<\/p>\n<\/li>\n<\/ul>\n The information collected is used solely to manage the booking and is not shared with third parties, except where required by law.<\/p>\n In accordance with data protection legislation, the customer has the right to access, rectify, and delete their data.<\/p>\n This contract is governed by Swiss law<\/strong>.
