General Rental Terms and Conditions – DaNonnaRosetta

1. Purpose of the contract

These terms and conditions set out the rental arrangements for the house DaNonnaRosetta, located at Via funno 26 – 80075 Forio d’Ischia – Italia, as well as the rights and obligations of the parties in the context of a seasonal or short-term rental.

Booking implies full acceptance of these general terms and conditions.

2. Booking and payment

  • The booking becomes effective once confirmation is received by email and the deposit is paid (or the full amount, depending on the period).

  • A 30% deposit of the total amount is required at the time of booking.

  • The balance must be paid no later than 14 days before arrival.

  • Payments can be made by bank card, bank transfer, or any other method indicated on the booking website.

3. Price and included services

The stated rates include:

  • Use of the accommodation for the agreed period.

  • Bed linen and towels (unless otherwise stated).

  • End-of-stay cleaning, unless specifically stated otherwise.

  • Access to the amenities listed in the listing.

  • Tourist taxes (charged in accordance with local regulations).

4. Security deposit

A security deposit may be required on arrival (amount communicated at the time of booking).
It is intended to cover any damage or breaches.
It is refunded within a maximum of 7 days after departure, less, where applicable, any costs for repairs or reinstatement.

5. Cancellation and changes

  • Cancellation by the guest:

    • More than 30 days before arrival: full refund of the deposit.

    • Between 30 and 14 days: 50% of the total amount is due.

    • Less than 14 days: no refund possible.

  • Cancellation by the owner:
    In the event of an exceptional impossibility (force majeure, major breakdown, etc.), the owner will refund all sums paid in full, with no further compensation.

Any change to the booking (dates, number of guests) must be approved in writing.

6. Arrival and departure

  • Arrival: between 3:00 PM and 8:00 PM (or as agreed in advance).

  • Departure: before 10:00 AM.

  • In the event of late arrival or early departure, no refund will be made.

7. Use of the property

  • The guest agrees to use the property peacefully and to respect the neighbours.

  • The accommodation is non-smoking (indoors).

  • Parties, noisy evenings, and exceeding the authorised number of occupants are prohibited without written permission.

  • Pets may be allowed only upon prior request.

Any breach may result in immediate termination of the contract, with no refund.

8. Liability

  • The guest is responsible for any damage caused by themselves, the people accompanying them, or their visitors.

  • The owner cannot be held liable for:

    • Water, electricity, or internet outages beyond their control.

    • Loss, theft, or damage to guests’ personal belongings.

    • Accidents occurring in or around the accommodation.

9. Maintenance and inventory

  • An inventory and condition report may be carried out on arrival and departure.

  • The guest agrees to return the accommodation in a reasonably clean condition.

  • If cleaning is insufficient, additional cleaning fees may be deducted from the security deposit.

10. Personal data

The information collected is used solely to manage the booking and is not shared with third parties, except where required by law.

In accordance with data protection legislation, the customer has the right to access, rectify, and delete their data.

11. Applicable law and jurisdiction

This contract is governed by Swiss law.
Any dispute relating to the interpretation or performance of the rental will fall under the exclusive jurisdiction of the courts of the canton of Neuchâtel (or the location of the property if rented in Italy).

12. Acceptance

Booking a stay at Da Nonna Rosetta constitutes full acceptance of these general rental terms and conditions.
